What Luxury Looks Like in Verrado

Verrado’s overall market is a production-home market with a median sale price a little above $500,000, so the $1 million line separates a small, distinct segment from everything else. Above it you are typically looking at one of five things: an estate in the Heritage District, a custom or large semi-custom home in the gated Verrado Highlands, a new single-story luxury build or view lot in Regent Hills, a golf-frontage home on the Founders or Victory course, or a top-tier home inside Victory at Verrado, the community’s 55-plus district. Almost all of it was built in the last fifteen years, and much of it in the last five, which means luxury buyers here are usually choosing between new construction, a nearly new resale, or building on a custom lot.

Because so much of Verrado’s luxury inventory is new or custom, the questions that matter most are different from Litchfield Park. Which builder, which lot elevation, whether the home includes a casita, RV garage or owned solar, and how the Verrado CFD assessment and HOA structure affect the monthly cost all shape value more than the age of the home. Where the Luxury Homes Are in Verrado

Heritage District Estates: The Top of the Market

The Heritage District is Verrado’s original core, and its estate streets along Highlands Drive, Heritage Street and Mountain Cove Place hold the community’s highest prices. As of September 2026 the top active listings sit between roughly $2.5 million and $3.5 million for 4,900 to 5,200 square feet on half-acre and larger lots, and a new-build estate with a casita and pool closed above $2.5 million in July 2026 at well over $500 per square foot. There is even a five-acre estate lot for sale in the district. These are the Verrado properties that compete directly with North Scottsdale and Paradise Valley for relocating executives, and they can take four months or more to find their buyer.

Verrado Highlands: Gated in the Foothills

The Highlands is Verrado’s gated foothill district against the White Tank Mountains. David Weekley’s Signature and Legacy series here have sold out, so most Highlands homes now trade as resales in the $700,000 to $1.3 million range, with the larger 4,000-square-foot-plus homes on elevated lots crossing the $1 million line. Capital West Homes continues to build in the Highlands with plans up to about 4,160 square feet, and VIP Homes offers a build-on-your-lot program with more than a dozen custom lots over half an acre, several of them on the golf course. For buyers who want a gated address with mountain and city-light views without going fully custom, the Highlands is usually the first stop.

Regent Hills: New Luxury Construction and View Lots

Regent Hills is the gated district on Verrado’s western foothills and the most active place to buy new luxury construction in 2026. Pulte’s Enchantment Series introduced single-story plans of roughly 3,100 to 4,000 square feet with three-car garages priced from just under $1 million to about $1.06 million before options and lot premiums, and David Weekley’s Overlook and Alta collections offer 65-foot and 80-foot view homesites with golf and mountain exposure. Regent Hills carries a second HOA on top of the master association, so factor the combined fee into your monthly number.

Golf-Course Homes on Founders and Victory

Verrado Golf Club has two Tom Lehman and John Fought courses: the Founders course, open to all ages, and the Victory course inside the 55-plus district. Direct fairway frontage on either course is one of the most reliable premiums in the community, and as of September 2026 golf-frontage homes are listed from roughly $1.3 million to $1.4 million for 3,400 to 3,600 square feet, often with pools and owned solar. Because there are a limited number of true frontage lots, these homes tend to trade to buyers already on a private list rather than to the open market.

Victory at Verrado: Luxury in the 55-Plus District

Victory at Verrado is the age-qualified district with its own clubhouse, pools and the Victory golf course. Resale prices run from the low $300,000s to about $1.6 million, and new construction from the high $900,000s to more than $1.3 million, with Mountainside as the district’s only gated section. Luxury buyers here are typically downsizing from larger homes and are willing to pay for single-level plans, golf or mountain views, and a turnkey finish. What $1 Million and Up Buys in Verrado Right Now

As of early September 2026 there are roughly two dozen active Verrado listings priced above $1 million, ranging from just over $1 million to $3.5 million. Here is how the segment breaks down.

  • $1.0M to $1.3M: New single-story Pulte homes in Regent Hills, 4,000-square-foot Highlands resales on elevated lots, golf-frontage homes on the Founders course, and the top tier of Victory at Verrado. This is the deepest part of Verrado’s luxury market and where buyers have the most choice.
  • $1.3M to $2M: View-lot semi-customs with casitas, pools, RV garages and owned solar, newer custom builds in the Highlands, and the entry point for Heritage District estate streets. Expect 3,200 to 4,200 square feet and price per square foot that climbs quickly with elevation and view.
  • $2M and above: Heritage District estates of 4,500 to 5,200 square feet on half-acre to multi-acre lots, and true custom homes with the finish level of a Scottsdale build. Inventory here is a handful of homes at any given time and each one is priced on its own merits.

What Drives Value at the Top of the Verrado Market

  • Elevation and view. Verrado climbs from the valley floor into the White Tank foothills, and every step up in elevation adds mountain, golf and city-light views that buyers pay a measurable premium for. Two identical floor plans can differ by hundreds of thousands of dollars based on the lot alone.
  • Gated address. The Highlands, Regent Hills and Mountainside in Victory are the gated districts. Relocating executives frequently make a gate a requirement, which keeps demand for these sections steady.
  • Custom versus production. A true custom build on a half-acre lot, or a semi-custom with structural upgrades, holds value differently from a production home with finish upgrades. Buyers at this level ask which builder, which series and what was changed from the base plan.
  • Casitas, RV garages and owned solar. These are the features West Valley luxury buyers search for by name, and Verrado’s larger lots make them possible. Leased solar, by contrast, can complicate a sale. We covered the demand in what West Valley buyers are really shopping for.
  • Golf frontage. Founders and Victory frontage lots are finite and consistently command a premium over interior lots of the same size.
  • Carrying costs. The Verrado CFD assessment, the master HOA, a district sub-association where one applies, and the community enhancement fee paid at closing all affect what a buyer can spend on the home itself. Sellers who can explain these numbers clearly close faster.
  • Walkability to Main Street. Proximity to Verrado’s Main Street district, the community pool and the schools matters more to family buyers than it does in most master plans, because Verrado was built to be walked.

Costs Every Verrado Luxury Buyer Should Understand

Verrado’s infrastructure was financed through a Community Facilities District, and the assessment appears as a separate line on the Maricopa County property tax bill. On a luxury home the annual amount is meaningful and resets each year, so it belongs in your budget alongside the master HOA (roughly $146 per month as of 2026), any district sub-association (the Highlands and Regent Hills add their own fees, and Victory has a combined club fee), and a community enhancement fee paid at closing that is calculated as a percentage of the purchase price plus a flat amount. The Verrado Luxury Market Right Now

Verrado as a whole has moved in buyers’ favor through 2026. The overall median sale price was about $515,000 in July 2026, down roughly six percent year over year, with a median of 74 days on market and more than a third of active listings taking a price reduction. Across Buckeye the months of supply has climbed to nearly eight, which is firmly buyer-favorable territory.

The luxury segment is thinner and behaves on its own terms. Heritage District listings have averaged well over 100 days on market, top-of-market asking prices run $500 to $700 per square foot, and the best new luxury product is selling with builder incentives and rate buydowns. Two things are working in Verrado’s favor. The first wave of Verrado Marketplace opened in May 2026 with Target, Ulta, Marshalls and HomeGoods, restaurants and a Harkins theater are following, and full build-out is planned for early 2027, which materially improves the daily convenience that luxury buyers weigh against Scottsdale.
