Automated home value estimates are built for production homes on standard lots. They do not know that your lot backs the Wigwam Heritage course, that your Verrado home sits two tiers up the hill with city-light views, that your Estrella property has lake frontage, or that the casita, RV garage and owned solar you added are exactly what the next buyer is searching for. At $1 million and above, those details are the value. Why a Luxury Valuation Is Different

Below $700,000, the West Valley has enough similar sales that an algorithm can get reasonably close. Above $1 million, there may be only a handful of relevant sales in a year, some of them private, and no two are alike. Pricing a luxury home well means finding the right comparables, adjusting them properly for lot, view, condition and features, understanding what the current buyer pool in your specific enclave is willing to pay, and choosing a launch strategy. Overprice by five percent and the home sits, builds a price-reduction history and ends up selling for less than it would have at the right number. Underprice and you leave real money on the table. What We Evaluate

  • Closed, pending and private comparables in your enclave, including off-market sales that never appear on public sites.
  • Lot, view and position. Golf frontage, lake or mountain views, elevation, privacy, acreage, corner or cul-de-sac placement, and orientation.
  • The features luxury buyers search for by name. Casitas, basements, RV garages, detached shops, owned solar, pools and outdoor living, primary suites on the main level.
  • Condition and renovation quality. Roof, HVAC, electrical and plumbing age, and whether updates were cosmetic or structural, which matters enormously on older Litchfield Park homes.
  • Carrying costs a buyer will weigh. HOA and club fees, CFD assessments, city versus county jurisdiction, and flight-path disclosures.
  • Current demand in your segment. Who is buying at your price point right now, where they are relocating from, and how long comparable homes are taking to sell.

Yes. There is no fee and no obligation to list with us. We are compensated only if you choose to sell with The Caren Team, and we go over that in writing before anything is signed.

How is this different from the estimate on Zillow or Redfin?

Automated estimates use public data and broad averages. They cannot see your view, your lot position, your renovation quality or the private sales in your enclave, and at $1 million and above those factors routinely move value by hundreds of thousands of dollars. Our valuation is prepared by hand from the actual comparables and a walkthrough of your home.

Do I need to let you inside my home?

Not to start. We can prepare a preliminary range from the information you share and public records. A brief walkthrough makes the valuation more accurate, and we schedule it around you.

Can I sell my luxury home privately?
