The $1 million line separates a segment of roughly 25 to 30 homes from that larger market, and those homes fall into four clear groups: custom and estate homes around Estrella’s lakes, golf course and mountain foothills; the newest and best-positioned golf homes in PebbleCreek’s Tuscany Falls and Eagle’s Nest; gated golf-course homes in Palm Valley; and acre-lot custom homes in Vanderbilt Farms and the unincorporated areas along the city’s edges. A luxury buyer in Goodyear is usually choosing between a resort lifestyle with a guard gate and a private-acreage lifestyle with a shop and an RV garage, and very few properties offer both.
Where the Luxury Homes Are in Goodyear
Estrella: Lakes, Golf and Custom Lots in the Foothills
Estrella is a 20,000-acre master plan in the Sierra Estrella foothills with two lakes, more than 65 miles of trails, three resident clubs and a Nicklaus Design golf course. The original Mountain Ranch village holds most of the estate homes near the lakes and the course, while the newer Lucero and Montecito villages supply the bulk of new construction. Estrella’s true luxury inventory is concentrated in its custom-lot enclaves, including the gated Sonoran Vistas and Hidden Hills, the South Lake view lots, and Summit and Trails, where lots run from a quarter acre to two acres. As of September 2026 Estrella’s luxury listings range from the high $800,000s to about $2.85 million, with the top of the market a 5,800-square-foot estate, and two lake-and-mountain-view homes of 3,000 to 3,400 square feet closed at $1.29 million and $1.3 million in August 2026. Estrella is served by Liberty Elementary and Buckeye Union High School District, with Estrella Foothills High School inside the community.
PebbleCreek: Guard-Gated Golf Resort Living
PebbleCreek is Robson’s 55-plus guard-gated resort community with 54 holes of golf across Eagle’s Nest and Tuscany Falls, and it accounts for roughly half of Goodyear’s active $1 million-plus listings at any given time. The luxury tier is golf frontage and the newer Tuscany Falls builds, typically 2,200 to 3,700 square feet, priced from about $1 million to just under $1.7 million, with the top homes offering private elevators, casitas and fairway views. Robson is nearly built out, so PebbleCreek is now primarily a resale market. Overall PebbleCreek values have been rising modestly, with a median in the high $500,000s and homes selling in under two months. Buyers should budget for the semi-annual HOA assessment, a community enhancement fee at closing, and separate golf and dining memberships.
Palm Valley: Gated Golf Neighborhoods Close to Everything
Palm Valley is Goodyear’s most established master plan, wrapped around the 27-hole Palm Valley Golf Club and minutes from Litchfield Park, the I-10 and the Palm Valley Pavilions retail corridor. Most of Palm Valley trades between $400,000 and $800,000, but its gated subdivisions and golf-course lots push to about $1.6 million for homes of 3,800 to 4,500 square feet. Palm Valley luxury buyers tend to be families who want Litchfield Elementary and Millennium High School boundaries with a gate and a golf view, and the neighborhood’s location makes it one of the easiest luxury addresses in the West Valley to commute from.
Vanderbilt Farms and Acreage: Custom Homes on Full-Acre Lots
South of the I-10, Vanderbilt Farms is a small enclave of custom Tuscan-style homes on roughly one-acre lots, and it is the clearest example of Goodyear’s acreage luxury. A 3,600-square-foot custom home there closed at $1 million at the end of August 2026, and the video at the top of this page is our tour of a Vanderbilt Farms custom home on a full acre. Beyond Vanderbilt Farms, custom and acreage homes on the city’s edges, including Rainbow Valley and the county pockets near Lower Buckeye Road, list from about $1.25 million to $1.9 million for 4,500 to 5,600 square feet with detached shops, RV garages and horse setups. These properties are the Goodyear answer for buyers who care more about land and privacy than about a clubhouse.
Sedella: Guard-Gated in North Goodyear
Sedella is a guard-gated community in north Goodyear built between roughly 2011 and 2023, with homes up to about 5,400 square feet. Most of the neighborhood trades between the mid $500,000s and just under $1 million, and its largest homes cross the $1 million line, with several listed at about $1.05 million as of September 2026. It is a strong option for buyers who want a manned gate, newer construction and Litchfield Elementary schools without a golf-course price. We sold a five-bedroom Sedella home for $850,000 in a prior market cycle, and it remains one of the neighborhoods we know best.
What $1 Million and Up Buys in Goodyear Right Now
As of early September 2026 there are roughly 25 to 30 active Goodyear listings priced above $1 million, ranging from about $940,000 to $2.85 million, with about half of them inside PebbleCreek. Here is how the segment breaks down.
- $1.0M to $1.3M: The deepest part of the market. Newer golf-frontage homes in PebbleCreek’s Tuscany Falls, 3,000 to 3,400-square-foot lake and mountain-view homes in Estrella, the largest homes in Sedella, and one-acre custom homes in Vanderbilt Farms.
- $1.3M to $2M: Custom estates in Estrella’s gated enclaves at 4,000 to 4,800 square feet, PebbleCreek’s top tier with elevators and casitas, the best gated golf homes in Palm Valley, and acreage estates with shops and RV garages on the city’s edges.
- $2M and above: A handful of trophy properties, led by Estrella’s largest lakefront and foothill estates at 5,000 square feet and up. Each is priced on its own merits and typically marketed to a national buyer pool.
What Drives Value at the Top of the Goodyear Market
- Water and mountain views. Estrella’s lakefront and South Lake view lots are the scarcest luxury land in Goodyear, and the Sierra Estrella backdrop adds a premium that flat interior lots cannot match.
- Golf frontage. Direct fairway frontage in PebbleCreek, Palm Valley and Estrella is a reliable, repeatable premium over interior lots of the same size.
- A guard gate. PebbleCreek and Sedella have manned gates, and Estrella’s custom enclaves and several Palm Valley subdivisions are gated. Relocating executives and seasonal owners often make this a requirement.
- Acreage and outbuildings. A full acre with a detached shop, RV garage or casita competes with Verrado and Waddell for a specific buyer who will pay for land over amenities. We covered that demand in what West Valley buyers are really shopping for.
- Age restriction. PebbleCreek’s 55-plus status narrows the buyer pool but concentrates strong, cash-heavy demand from downsizers and seasonal residents. Pricing and marketing a PebbleCreek home is a different exercise from pricing one in Estrella.
- Carrying costs. HOA structures range from roughly $125 per month in Estrella to nearly $300 per month plus a closing enhancement fee in PebbleCreek, and golf memberships are separate everywhere. Sellers who can present these numbers clearly close faster.
- School boundaries. Goodyear luxury homes fall into three different high school districts depending on location, from Estrella Foothills in the south to Millennium in the north. Family buyers verify by address, and sellers should know their assignment cold.
The Goodyear Luxury Market Right Now
Goodyear’s overall market is balanced to slightly buyer-favorable as of August 2026, with a median sale price around $483,000, roughly 70 days on market, close to six months of supply and about half of active listings having taken a price reduction. Prices are up modestly year over year, and the city continues to draw relocating buyers, with Seattle, Los Angeles and Chicago the leading sources of inbound searches in early 2026.
The luxury segment is small enough that a few sales move the averages, but the trend through 2026 has been steady: well-positioned golf and view homes in the $1 million to $1.3 million band are selling at or near list, while custom estates above $1.5 million take longer and reward patient, well-marketed sellers. The bigger story is what is happening around these homes. Buc-ee’s opened its first Arizona location in Goodyear in June 2026, two hotels were approved for the GSQ civic district, Microsoft expanded its data-center campus with another hundred acres, Amazon is building a second fulfillment center, and Abrazo opened a new medical building in January 2026.
