Some of the best homes in Litchfield Park, Verrado, Goodyear, and Waddell never make it to the public market. The owners will sell at the right number, but they have no interest in a sign in the yard, strangers walking through on a Saturday, or their floor plan living on Zillow forever. Those homes still trade. They just trade quietly, through relationships.
The Private Buyer Network is how we connect the two sides. It is a working list of qualified, ready buyers we contact directly when a property matching their criteria becomes available, often before it reaches the MLS and sometimes instead of it. Most of what moves through it falls between $1 million and $3 million, though we keep criteria on file at every price point.
Why Some Owners Sell Privately
Going off market is rarely about hiding something. It is almost always about control. The owners we work with privately usually have one of these reasons:
- Privacy. Executives, business owners, physicians, and public-facing families who would rather not publish photos of their home, their layout, or their security setup.
- Life timing. A move tied to a health situation, an estate, a divorce, or a job change that the family is not ready to announce.
- No days on market. An owner who wants to test a strong number without building a public price-reduction history if the answer comes back no.

- Coming soon access. You also see our own listings during their quiet phase, before they syndicate to the public search portals.
- Reverse prospecting. If nothing on file fits, we go looking. We will approach owners in the specific communities and on the specific streets you name and ask whether they would consider selling.
Why You Will Not See Photos or Addresses on This Page
This is worth explaining, because it is the whole reason the network exists in the form it does. Arizona MLS rules are direct on the point: the moment a specific property is marketed publicly, including on a brokerage website, it has to be filed with ARMLS for cooperation within one business day. A seller who chose to stay off the public market would lose that choice the second we posted a photo, an address, or enough detail to identify the home.
So we do not post any of it. What we can do, and what the rules are built to allow, is talk with you one to one. Once you are in the network and we have had a conversation, we can share everything on any property that fits, including the address, the photos, the condition, and the number the seller would actually move at.

- We have a short conversation. Fifteen minutes, usually by phone. We confirm the criteria and your purchase position so that when we bring you something, the seller takes it seriously.
- We go to work. Your criteria sit against our private seller conversations, our coming soon pipeline, and our agent network across the West Valley.
- You see it privately. When there is a fit, you get the complete file and, if you want it, a private showing.
- You decide. No obligation, no pressure, and no cost to be on the list.

Common Questions
Does it cost anything to join?
No. There is no fee and no exclusivity agreement required to be on the list. If you eventually buy a home through us, we are compensated the way any buyer’s agent is, and we go over that in writing before you write an offer.
How many off-market properties do you actually have?
It changes constantly, which is exactly why we cannot publish a list. Some weeks there are several, some weeks there are none and we are working the phones on your behalf. The honest answer comes in a conversation, not on a web page.
Do I have to be a cash buyer?
No, but you do need to be credible. A full underwritten pre-approval from a lender who answers the phone carries real weight with a private seller. If you need an introduction, we have one.
Will I overpay because there is no public competition?
You should not, and we will tell you if we think you are about to. Every private property still gets the same comparable sales analysis we would run on an MLS listing. Private does not mean unpriced.
I am not sure I am buying yet. Should I still get on the list?
Yes. Most of the good private matches we have made started with someone who said they were casually looking for the right property in one specific neighborhood. That is precisely the kind of criteria we can work with.
I am a homeowner, not a buyer. Can you sell my home this way?
