Not every seller wants a sign in the yard. Some do not want the neighbors knowing before the family does. Some do not want their floor plan, their art, or their security setup published on Zillow. Some simply want to know what a strong buyer would pay before they commit to putting the house on the market at all.
Arizona allows for that. With a written agreement, we can represent your home as an office exclusive, which means it stays off the MLS and off the public search sites while we work it privately through our own buyer network.
When Going Off Market Makes Sense
- Privacy is the priority. Executives, physicians, business owners, and families who would rather not have their home searchable.
- The timing is delicate. An estate, a divorce, a health situation, or a job change the family is not ready to announce.
- You want to test a number. You will sell at the right price, but you are not willing to build a public price-reduction history finding out.
- The home is occupied or unfinished. Tenants in place, a remodel wrapping up, or a build you are waiting on.
- You want fewer, better showings. Three qualified buyers instead of thirty weekend visitors.
How an Office Exclusive Works in Arizona
It is a formal arrangement, not a handshake. Here are the mechanics of it.
- You sign a listing agreement with an exclusion. ARMLS requires written seller consent to keep a listing off the MLS. We file the certification with them.
- Nothing gets marketed publicly. No MLS, no Zillow, no yard sign, no photos on our site, no email blast. Under the Clear Cooperation Policy, any of that would require us to file the listing within one business day, which would undo the whole point.
- We work it one to one. Direct outreach to buyers in our Private Buyer Network, plus agent-to-agent conversations across the West Valley brokerages.
- You approve every showing. You know who is coming and when, and we confirm their financial position before they walk in.
- You can go public whenever you want. If the private route does not produce the number, we launch on the MLS with a clean slate and zero days on market against you.
The Honest Trade-Off
We would not be doing our job if we only sold you the upside. Fewer buyers seeing your home usually means fewer offers, and fewer offers can mean a lower final number. On the MLS, competition is what pushes price. Privately, you are trading some of that leverage for control and discretion.
For some sellers that trade is obviously worth it. For others it is not, and we will say so. We will show you both scenarios with real comparable sales before you decide, and Arizona now requires a written disclosure of what you give up by not listing on the MLS, which we go through with you line by line.
The Middle Option: Coming Soon
If full privacy is more than you need, there is a middle path. We can file the listing with ARMLS but hold it back from the public search portals for a short window. Your home gets prepared, photographed, and quietly shown to our buyer network first, then launches publicly with momentum already built. You keep the compliance clean and still get a private head start.
