Buckeye’s citywide median reflects the entire city, including newer, lower-priced areas farther from Verrado. Mortgage Rate Context
The average 30-year fixed mortgage rate nationally sat around 6.4% as of the most recent data, down slightly from a year ago. Lower rates compared to the recent past have helped offset some of the affordability pressure from home prices, though rates remain elevated compared to the pre-2022 era, and even small rate movements can meaningfully change a buyer’s monthly payment.
What This Means for Buyers
Longer days on market across all three submarkets mean buyers generally have more time to make decisions and more room to negotiate on price or terms than they did a year ago, especially in Buckeye and Litchfield Park where days on market rose the most.
