Verrado Marketplace Fall 2026 Openings: The District, Safeway, Harkins and What It Means for Verrado Homeowners

Verrado Marketplace keeps filling in. The 500,000-square-foot shopping, dining and entertainment center at the northeast corner of Interstate 10 and Verrado Way in Buckeye announced its next wave of tenants this week, and the list is a big one: a new outdoor community gathering space called The District on October 15, a full-size Safeway in November, and a Harkins theater and entertainment venue to close out the year.

If you live in Verrado, or you are thinking about buying or selling here, this is the kind of news that changes daily life more than any market report. Here is what is open, what is coming, and what it means for Verrado real estate.

Opened in September 2026

Gap Factory, Just Sports, Paramount Hair & Extensions, Pacific Dental Services and Zara Nails & Spa.

October 15: The District

This is the piece Verrado families will feel most. The District is an outdoor community gathering space with a splash pad, a live performance stage with a large video screen, and a half-acre community green surrounded by restaurants. The first dining tenants at The District are SALT, Handel’s Homemade Ice Cream and Shake Shack.

November: Safeway and Emersa

A 63,500-square-foot Safeway grocery store is scheduled to open, along with Emersa, an immersive speakeasy-style lounge using 4K virtual reality displays, projection mapping, and atmospheric lighting and audio.

By the End of 2026: Harkins BackLot, OHSO, BJ’s and Tropical Smoothie Cafe

Harkins Verrado Theatres and BackLot, a 65,000-square-foot theater and entertainment destination, is slated to open before year end, alongside OHSO Brewery & Distillery, BJ’s Restaurant & Brewhouse and Tropical Smoothie Cafe.

Already Open

Anchor tenants Target, Marshalls and HomeGoods opened this summer, joined by Ross Dress for Less, Ulta Beauty, Bath & Body Works, Buckle, Famous Footwear, Kay Jewelers, See’s Candies, Sourdough & Co., Einstein Bros. Bagels, America’s Best, Elite Shutters & Blinds, Great Clips, CityVet and NextCare Urgent Care.

The center will also run Vestar’s “Sip & Stroll” program, which lets guests 21 and older carry alcoholic drinks in designated outdoor areas during community events and live music.

What This Means for Verrado Homeowners and Buyers

We covered the bigger picture back in June in Verrado Marketplace Is Transforming Buckeye Into the West Valley’s Next Destination. This fall’s openings are where that vision turns into everyday convenience. A few practical takeaways:

Everyday errands stay close to home. A full-size grocery store, urgent care, a vet, a dentist and a Target within minutes of the neighborhood removes one of the most common hesitations we hear from buyers comparing Verrado to more established parts of the West Valley. Groceries and a pharmacy run are no longer a reason to look elsewhere.

The District adds a true gathering place. Verrado has always sold itself on community: Main Street, parks, events and neighbors who actually know each other. A splash pad, performance stage and community green just off I-10 extends that lifestyle and gives families another reason to stay local on a Friday night.

Entertainment catches up with the rooftops. A Harkins theater, a brewery and distillery, and sit-down restaurants fill a gap that relocating buyers often ask about. For families moving from California, Washington or the Midwest, having dinner-and-a-movie options nearby matters more than most people expect.

Jobs and tax base support long-term stability. More than 1,500 permanent jobs and a projected $50 million-plus in tax revenue help fund city services and infrastructure in Buckeye. That is the slow, steady kind of growth that supports home values over time.

Will Verrado Marketplace Raise Home Values?

The honest answer: amenities help, but they do not replace pricing discipline. A new Safeway will not add a line item to your appraisal. What it does is strengthen demand. More buyers put Verrado on their shortlist, fewer buyers cross it off over convenience concerns, and listings have a stronger lifestyle story to tell.

For sellers, the opportunity is in marketing. “Minutes from The District, Safeway and Harkins at Verrado Marketplace” is a better opening line than a list of finishes, especially for out-of-state buyers shopping online. For buyers, homes with easy access to the Marketplace, particularly those south and east in the community, may see a bit more competition as these openings wrap up.
